520 3 |a I will go into details of the boutique hotels, how were they developed and what are the characteristics of this kind of hotels, so we can see the advantages in operating a boutique hotel. In the part of the Sales and Marketing of a hotel, we will see the usual sales and marketing strategies, what a hotel use in order to grow the occupancy, and I will describe some hotel revenue generating activities. I will analyze each of the hotel's departments, particularly those that, if only indirectly, but take part in any stage of the sales process. The hotel’s target is to achieve the “WOW” effect with every guest, so I will explain the general and specific services of the hotel. I will cite my interviewees Bela Schiffler's words about the sales policy of the hotel, and I write down the results of my hypotheses based on the researches. With the help of the competitor analysis, we will see that nowadays more and more boutique hotel appears on the market, especially in the capital city, and that there is a high competition between them. There are many similar products on the market, many new hotels in the same category, each of them offers a similar service. This is very favorable for the guests, because they can spend their time in a modern milieu, with high quality service on a relatively low price. The sales are closely linked to the guest satisfaction, so, I will explain why this is so important for the hotel.
