| Abstract: | Nowadays, investments have become an essential part of our everyday lives, as many people want to achieve capital growth. Investing in commercial real estate, including retail, office, logistics, hospitality, and alternative properties is getting more and more popular as it is a value-proof investment tool with high-level yield opportunities. Erste real estate fund is the largest, having more than 1 705 819 163 EUR net asset value and 33,17% market share.The thesis analyses the effect of the Erste Real Estate Fund on the Hungarian commercial real estate market and searched answers for four research questions. The research mainly analyses the retail, office, industrial, and logistics sectors, taking into account the sustainability efforts of the Erste Real Estate Fund and the trends and developments in the real estate market.The research consists of in-depth interviews with experts in the commercial real estate market, providing useful and professional information about the Erste real estate fund and the current difficulties in the commercial real estate market.The paper analyses Erste's strategy of investing in high-category commercial real estate, highlighting its indirect influence on commercial developments. The research presents the current economic difficulties in different sectors, such as declining turnover and vacancies.The findings reveal, that due to the difficult circumstances, commercial real estate remains a valuable investment tool, but on the other hand, not that many commercial investments can be expected in the following period. In conclusion, it can be said that Erste does not really have a direct role in commercial development. The results show that the retail sector is most affected by the current difficulties in the commercial real estate market, but Erste tries to support its tenants.Overall, the dissertation provides a detailed insight into the Hungarian commercial real estate market, and its evolution, as well as the role of Erste Real Estate Fund. |
