Kivonat:This thesis examines demand for sustainable office buildings in the Budapest office market. Environmental concerns urge change, and since the built environment accounts for a significant percentage of emissions a path toward sustainability must be taken. Awareness regarding sustainability is on the rise, with ESG being the buzzword of this decade. This shift also impacts tenants, whose expectations and requirements are continuously evolving. To uncover key factors driving demand and the role ESG plays in it, exploratory research was conducted with the utilisation of secondary data involving existing academic papers and market reports, additionally, primary research included three in-depth interviews with industry experts. Results show that demand for sustainable office buildings stem from a mixture of the growing importance of ESG in companies’ lives due to regulatory pressure and the practical nature of these properties, where occupiers can benefit from energy efficiency and social amenities fostering employee well-being.
